There is no such thing as The Perfect Property. A property which may be ideal for one buyer, being close to a good school for their children, for example, may not suit a couple whose children have left home. A four storey Georgian townhouse may be a dream property for the young and fit whilst a bungalow will be ideal for those not wishing to climb stairs.
However, a number of surveys over the years have shown that certain key attributes figure highly in many people’s list of ideal attributes – within a short drive of a supermarket, within 10 miles of the coast, within walking distance of a pub and easy access to the countryside. Other desirable factors include being somewhere with strong community spirit and within easy reach of good restaurants and individual shops selling local produce and goods.
Here in West Wales we are lucky enough to be surrounded on three sides by the sea so the area is a magnet for those looking to move to their perfect house within 10 miles of the coast. Coastal towns and villages such as Saundersfoot, Manorbier, Bosherston and Penally in South Pembrokeshire and Solva, Newport, Trefin and St Dogmaels in north Pembrokeshire are extremely popular with our clients who are often moving to the area from London and the Home Counties, or relocating from the West Country which they feel has become too overcrowded. In Carmarthenshire the estuary village of Laugharne with its strong Dylan Thomas connection is always much sought after whilst in Ceredigion Llangranog and New Quay are very desireable.
For those not wishing to pay the premium for being right on the coast, the villages of St Florence, Lawrenny, Mathry, Llangwm and the small town of Narberth are extremely sought after.
Traditional village pubs and village shops are sadly scarce with many having closed in the past few years. Both are much requested and hence villages such as those mentioned which still have both are very popular and, therefore, more expensive. These locations also conform to the wish list mentioned in surveys in that they are within 10 miles of the sea and are mostly within a few miles of a supermarket, good restaurants and farm shops. They are all surrounded by glorious countryside. Community spirit in West Wales is very strong and we have one of the lowest crime rates in the UK.
Many people moving to the country from the city still have an image of the traditional village idyll portrayed in Miss Marple films and that is what they want to become part of.
