Home buyers pay, on average, £119,000 more to live in a National Park, a survey undertaken by Lloyds Bank has shown.
Across England and Wales a property in one of the 11 National Parks costs nearly 12 times the local annual wage, according to the survey. Snowdonia National Park, however, is an exception, with buyers paying around £5,700 less than they would for a property nearby.
An average home in one of the National Parks is worth £360,670; £118,711 above the average for one in the surrounding areas.
Despite Pembrokeshire having the UK’s only coastal National Park it has a premium of just £70,650 or 44% above the average property price in the area of £161,788. The largest price premium is £286,442 for properties within the New Forest National Park, nearly double the average cost of homes outside the area, with the South Downs next with a premium of £188,966. The Peak District follows with a premium of £162,761, then the Lake District (£141,392 and the Yorkshire Dales (£91,499).
According to Carol Peett, of West Wales Property Finders, people are prepared to pay a premium for properties within the Pembrokeshire Coast National Park due to the outstanding beauty of the Park, which covers not only the coastal area but also the banks of the Cleddau river and the Preseli mountains, and they feel secure in the knowledge that their view is not going to be spoiled due to the fairly draconian planning restrictions throughout the Park.
