Six Welsh locations have been ranked in the top 10 most affordable and crime-free places to live in the whole of England and Wales.
An estate agent comparison site has come up with an index of house price affordability and crime rates across both countries. It looked at the average house price in each postcode, along with the cost per square foot and the crime rate – the number of recorded crimes per 1,000 people. Using that data it then generated a ‘crime/house price affordability score’ and it turns out that west and mid Wales are the places to be if you’re looking for a safe and affordable place to live.
The area of Llanybydder in Carmarthenshire came out on top with a low score of 4.1.
The area – postcode SA40 – has an average house price of £266,809 and a crime rate of 38. In fact, Carmarthenshire did extremely well in the study, with four of the top 10 spots located in the county.
The areas around Whitland, Pencader and Clynderwen also made the top 10.
Whitland – postcode SA34 – has an average house price of £261,165 and a crime rate of 35, while the Pencader area – postcode SA39 – has an average house price of 190,457 and a crime rate of 43. Meanwhile, the Clynderwen area – postcode SA66 – has a crime rate of 39 and an average house price of £261,664.
The SY17 postcode in the Caersws area of Powys came in as the second most affordable and crime-free place to live in England and Wales, while SA37 in the Boncath area of Pembrokeshire came in seventh.
To put the figures into context, the worst postcode according to the index is EC3 – Central London – which has an average house price of £858,868 and a crime rate of 2,532.
