
We’ve all heard of naysaying Nimbys. Well now welcome the Yimbys, a more progressive-minded set who say a hearty “yes” to developing their back gardens – provided they’re the ones doing the building, and it’s literally in their yard.
“People with large gardens may have opportunities they aren’t aware of, particularly if they are planning on downsizing,” says Chris Nicklin, of Strutt & Parker, who has advised “many, many” backyard builders.
“They parcel up their grounds, sell their house and half their garden, and build their own bespoke property on the remaining half,” says Nicklin. “There is a romantic sense of creating something tailored to their exact specification, but there is also a practical element of being fed up with the upkeep of a large, old house and wanting something well-insulated, cheaper to run and full of the latest tech to make their lifestyle easier.”
Bob and Lynn Ray, a retired couple from the Norfolk Broads market town of Stalham, are typical of many Yimbys who decide to downsize into a self-built property behind their existing home…………..
No matter how large the garden, homeowners who are thinking of self-building out back should also bear in mind that having “no near neighbours” is a prerequisite for many people looking to buy in rural locations, says Carol Peett of West Wales Property Finders. “The property might look ideal on paper, but often the buyer finds it’s unsuitable due to the owner having built – or intending to build – a property for themselves in a section of the garden,” says Peett.
